Development Manager
Job Description:
Reporting to the Associate Vice President, Real Estate Development (Western Canada), the Development Manager is a member of a multidisciplinary team. This team is responsible for site selection and real estate procurement for Canadian Tire and our related banners (Party City, Canadian Tire Petroleum, PartSource, Sport Chek, Pro Hockey Life, and Mark’s).
What you’ll do:

  • Oversee all aspects of the municipal planning process for Canadian Tire across Western Canada (architectural and engineering design, land use planning, and zoning and entitlements)
  • Lead the Western Development Team comprised of one direct report
  • Engage and direct external consultants (lawyers, engineers, architects) to produce documentation and drawings required for internal processing and municipal approvals
  • Work closely with key internal stakeholders to ensure corporate design standards are maintained
  • Perform feasibility studies to determine the viability of development projects
  • Develop, manage and report on project budgets and schedules, ensuring timely issuance of municipal permits and other regulatory approvals
  • Direct the preparation of conceptual site plans working closely with internal Store Planning and Construction teams
  • Liaise with government officials, and represent at municipal council meetings
  • Proactively identify and manage project risks to ensure projects are delivered on time
  • Participate in the development of business cases in support of site selection, and assist in the preparation of packages for presentation at strategy sessions, and to the Real Estate Committee

 
What you bring :
University or college level education in planning. Eligibility for Membership in the Canadian Institute of Planners or the Project Management Institute is desirable.

  • A minimum of five to seven years of progressive experience in municipal approvals
  • Strong Project management skills
  • Expert knowledge of municipal infrastructure, by-laws and processes
  • Excellent communication, presentation, and negotiation skills
  • Ability to work within tight timelines and meet deadlines
  • Strong organizational skills
  • Capable of dealing with competing priorities
  • Travel is a requirement
  • Experience in retail real estate, land development and the construction is an asset

The pay range that the employer reasonably expects to pay for this position is between CA$100,000 and CA$130,000
