Qualifications:
To succeed in this role, you should have at least 10 years of commercial construction experience, including 5 years in preconstruction and estimating. Strong leadership experience in preconstruction and estimating is essential, with a background managing projects ranging from $5M to $100M+.
Key Responsibilities:
- Support the development, architectural, and construction teams with preconstruction expertise, including estimating, value engineering, project costs, scheduling, procurement strategies, project pursuits, and sales acumen.
- Manage and facilitate all project delivery methods and procurement strategies.
- Lead planning and design phases on selected building projects to provide value to the client and maximize profitability.
- Communicate the value of preconstruction/design management services during project pursuits.
- Train and mentor estimators and project management staff.
- Maintain accurate historical cost data and stay current on market trends.
- Develop accurate conceptual estimates.
- Build and maintain strong relationships with potential clients.
- Deliver persuasive and effective sales presentations to prospective clients.
- Ensure high levels of customer satisfaction.
- Promote professional development among team members.
- Implement and hold teams accountable to corporate goals and initiatives.
- Take primary responsibility for formal/informal training and mentoring in design management, estimating, document quality, and procurement.
- Cultivate relationships within the design and development community, focusing on delivering high-quality preconstruction services.
- Oversee comprehensive preconstruction schedules and optimize building systems from the early design phase.
- Review estimates prepared by the preconstruction team and provide direction on scope, pricing, and resources.
- Assist clients with conceptual budgeting and cost modeling using the Uniformat II system.
- Document project data for historical comparison and future reference.
Must-Have Qualifications:
- Minimum 10 years of construction experience (excluding Single family homes), At least 5 of which years of experience specifically in preconstruction and estimating
- Proven experience managing design-build projects ranging from $5M to $100M+
- Hands-on experience with Spec Industrial projects
- Example: tilt-wall warehouses, logistics centers, distribution facilities, or light industrial builds with large footprints and high bay clearances
- Advanced knowledge of:
- Construction means and methods
- Estimating and cost control
- Scheduling and material pricing
- Deep understanding of:
- Design/build and integrated project delivery processes
- Value engineering and budget control during design phases
- Architectural, engineering, and construction workflows
- Strong interpersonal and communication skills
- Proven ability to train, mentor, and lead teams and work under consultative guidance.
Preferred Qualifications: - Bachelor’s degree in Construction Management or Construction Engineering.
- Proven sales and presentation skills- ability to lead business development activities and presentations with clients.
- Strong leadership and mentoring abilities.
- Advanced knowledge of construction means/methods, estimating, cost control, and scheduling.
- Ability to balance strategic and tactical priorities.
- Deep understanding of design/build and integrated project delivery processes.
- Knowledge of architectural, engineering, and construction workflows.
- Experience in conceptual estimating.

The pay range that the employer in good faith reasonably expects to pay for this position is between $196.00 and $150,000
